We help you pick the team for the job. The project is divided into multiple trade categories (general, electrical, plumbing, HVAC, etc.) and bid to multiple contractors in each trade.

You are responsible for providing a list of qualified bidders. We can assist you in bidding the project to multiple General Contractors.

Permits

We get the permits, but keep in mind; we may still need you for some things, we may even have to hire another consultant to satisfy some permit requirements.

Contracts

You hold individual contracts with each trade contractor (general, electrical, plumbing, HVAC, etc.). Don’t worry, we manage the contracts.

You hold a single lump-sum contract with the General Contractor. The G.C., in turn, hold contracts with all sub-contractors.

Communication

Fees

Construction Concierge Service
Our fee for the Construction Concierge Service is usually 4 - 8% of total actual construction costs (material + labour). You can also receive a 5% discount on design fees.


Builder/General Contractor
General Contractor "mark-up" is typically between 10% and 20% on materials and labour.
